After a decade of public review, San Francisco’s “Eastern Neighborhoods” district was rezoned in the aftermath of the bursting of the dot-com bubble. Near its epicenter, South Park, the building proposed at 345 Brannan Street will be one of the first major structures to be erected under the new zoning controls.
The site is less than a block away from the South End Historic District, an amalgam of early twentieth century industrial buildings. The facade design, cladding in terra cotta rain screen, is a modern rendition of a traditional industrial building. It will fit comfortably among older neighboring structures yet clearly rendered in a clean, contemporary vocabulary.
Currently a surface parking lot, the new building will be a four-story, mixed-use development with restaurant or retail uses on the ground floor and offices above. The core elements of the building will allow any number of single or multiple tenant office layouts. On-site parking will be provided on the site’s rear portion, accessible via a small alley. The owner is enthused to move forward with this project as soon as signs of domestic economic recovery appear.
